A new Seller's Disclosure (TREC Form 61-0), effective July 1, 2026, asks sellers what they know about a property's groundwater. The Texas Property Water Profile pulls those records for any Texas property - the Groundwater Conservation District, wells on record, and current property ownership, plus the area's well-success patterns. Four ways to find a property: street address, GPS coordinates, Property ID/APN, or well number - so a rural listing with a shaky address is still one search away.

Your client asks about water. You answer from the record.

You're showing 40 acres outside Fredericksburg. Somewhere between the gate and the back fence, your client asks the question every land buyer asks: is there water here?
